There are several Salt Lake County data reports, for your review, located to the right hand side of this page.
Avg Prices This report provides annual data calculations for average sale prices based on several geographic areas tracked in Salt Lake County as well as for the county as a whole. The data covers several years so you can see the variations occurring over time. Current year data elements are, by their nature, for a partial year.
Avg Price Changes This report provide uses the Avg Prices Report data to calculate the change, year over year, in average sale price points. This report has the additional advantage of demonstrating the geographic variances that occur within the county.
Unit Sales - Quarterly This report highlights the unit sale counts for each of the major geographic areas within Salt Lake County over the past several years by quarter. This provides a detailed look into the actual unit activity for each geographic area. It assists in determining trends in the inventory activity levels over time.
Avg Prices - Quarterly This report highlights the average sale prices for all of Salt Lake County by calendar quarter. This provides a more detailed look into not only the seasonal variations in activity, but also can begin to identify trend lines in terms of overall market activity.
Monthly Sales Activity This report is a simple historical view of monthly sales activity since 2004. Understanding there can be significant month to month variability in housing sales, this illustration does provide a framework in which market shifts can be detected.
Just like stocks and mutual funds, it is important to note past real estate market activity does not guarantee future trends. It is also very important to remember one of the the basic tenets of this business that all real estate is local (this corresponds to the "location, location, location" precept we all know).
Most of the reports you will review are of relatively large geographic areas, in spite of the multiple breakdowns within a county. Even so, there can be significant differences in housing stock, price points, and inventory absorption rates from one sub-division to the next. Understanding this and relating it to your own situation, it is important to drill down further to garner details related specifically to a particular neighborhood.
